Tips for Selling Your Home

Let’s break it down, step by step.

Selling your home can feel like a big leap, especially if it’s your first time.

It’s not just about putting a “For Sale” board up, it’s about knowing who’s in your corner, when you’ll need them, and preparing your house for sale, avoiding the common pitfalls along the way.

Who’s on Your Team?

Mortgage Adviser

Before you get swept up in viewings and moving plans, talk to a mortgage adviser. They’ll help you work out whether moving makes sense financially, what you could borrow for your next place, and whether your current mortgage deal has any early repayment charges. Think of them as your financial satnav keeping you on the right route.

Solicitor

Your solicitor is your legal safety net. They’ll handle the paperwork, redeem your mortgage (if you have one), complete your sale, and deal with the legal side of your onward purchase. Appointing them early is one of the best ways to save yourself stress down the line.

Estate Agent

Your agent should be more than just a sign in the window. They’re the ones who prepare your listing, arrange viewings, negotiate offers, and if they’re doing it right… make sure you get not just a buyer, but the right buyer.

Price It Right

Getting your price right isn’t just about numbers, it’s about strategy.

  • An accurate valuation gives you a realistic idea of what you can afford next.
  • Over-inflated promises might sound nice at first, but they usually lead to disappointment later.
  • A simple test? Compare your property to similar homes that sold nearby. Ask yourself: Would I buy my home over that one at the same price?

At Platinum, we’ll shape your pricing around what matters to you. If speed is your priority, we’ll aim for a quicker sale. If squeezing out every last pound matters more, we’ll set a strategy that gives you time to achieve that.

Presentation is Everything

First impressions aren’t just important, they’re everything.

The way your home looks online and in person can affect how quickly it sells and how much you achieve.

A few proven tweaks when preparing your house for sale can make a big difference:

  • Declutter: Pack away the extras to make rooms feel bigger.
  • Freshen up: Neutral paint, tidy carpets, spotless kitchens and bathrooms — all simple wins.
  • Stage your space: A spare room as an office or guest bedroom adds value in buyers’ eyes.
  • Don’t forget the garden: Outdoor space is high on buyers’ wish lists.
  • Tackle quick fixes: A new tap or cupboard door in the kitchen can do more than you think.
  • Most importantly, listen to feedback from viewings. If buyers keep saying “too much work,” it’s a sign your presentation needs adjusting.

How to Sell Your House:

Shape Your Preparation

A little groundwork now saves a lot of stress later. Before you hit the market, get these sorted:

  • Energy Performance Certificate (EPC): You need one to sell (we can arrange it for you).
  • Photography & Floor Plan: Professional photos and a clear layout are non-negotiable
  • Sales Brochure: This is your property’s shop window. Make it clear, engaging, and easy to digest.
  • Transparency: If there are any issues, be upfront. It’s a legal must, and it avoids nasty surprises later.

Marketing That Works

A good estate agent won’t just list your home; they’ll launch it properly. We combine traditional and digital tools to make sure your property is seen in all the right places:

  • Eye-catching brochures and displays in our busy Worcester office
  • A “For Sale” board outside your home (still one of the simplest, most effective tools)
  • Listings on Rightmove and OnTheMarket
  • Promotion on our own website and social channels

The aim is simple — maximum visibility, so the right buyer finds you sooner.

    Sell First, Then Shop

It’s tempting to start scrolling through dream homes on Rightmove, but you’ll be in a much stronger position if you sell first. Sellers (and their agents) take you far more seriously when you’ve already got a buyer lined up. Plus, you’ll know exactly what you can afford before you fall in love with something out of reach.

    Selling a Leasehold Property

If your home is leasehold, expect a little extra paperwork. You’ll need:

    • Service charge and ground rent details
    • Any planned major works
    • Insurance information
    • Records of disputes or lease extensions

Getting this prepared early can prevent weeks of unnecessary delays later.

    Instruct Your Solicitor Early

Don’t wait until you’ve got an offer to bring in your solicitor. If they’re instructed at the start, they can get your contract pack ready, so you don’t lose valuable time once a buyer is found.

    Can You Afford to Move?

It’s not just about what your home sells for. Work out the full picture before you commit:

    • Your expected sale price
    • Estate agent and solicitor fees
    • Stamp duty, mortgage fees, removals, and other costs of buying again

Knowing your numbers upfront keeps your move stress-free.

    Breaking the Chain

Chains can be stressful — multiple buyers and sellers all dependent on each other. If you can, think about ways to go “chain free.” Short-term renting, staying with family, or selling before you buy can give you more control and protect your onward purchase.

    Feedback is Gold

If your home isn’t selling, don’t panic. Feedback helps you work out what’s really going on:

    • Fixable issues: Tidy, redecorate, or change your layout.
    • Unchangeable issues: Location or size may mean you need to adjust your price.
    • Agent issues: If you’re not getting useful feedback, fresh photos, or creative ideas, it may be time to change approach — or even change agents.

    Viewings that Work

Whether it’s you or us handling viewings, the aim is simple: help buyers picture your property as their future home.

    • Let buyers explore, but don’t hover.
    • Highlight the features they’ll care about most, not just your personal favourites.
    • Stay safe and professional if you’re hosting yourself.

At Platinum, we like to accompany viewings ourselves – it gives buyers (link to buyers’ page) the best experience and ensures every question is answered on the spot.

boiler stopped and was reported by phone to Josh at Platinum Letting. He told me that he would contact the landlord to see if he approved of the call out. This he did and informed me that a plumber would be in contact the same day, he did arrive and the situation was speedily resolved. Many thanks to Josh and team for efficient outcome within 3 hours

      Patrick was amazing!

We viewed a property near Worcester. He did not rush us at all. He took extra time to ensure we explored the property fully. He had good knowledge of the property. By far, his attitude and enthusiasm was the best we have experienced to date from any estate agent. We look forward to working with him.
