Positive Start – (Comprehensive Let Only)

For Landlords who are able to manage their own tenancy but want the security of knowing everything is in place to get them started.

Features include:

• All viewings are arranged and accompanied by an experienced Letting Agent.
• Brochure preparation, including floor plans, measurements, and internal photographs, for distribution to suitable prospective tenants.
• Promotion in the local property press and Internet listings on our website www.platinum-property.co.uk, Rightmove and onthemarket.com
• Window-card display with a selection of photographs and a touch screen feature 24 hours a day in our showroom window.
• Comprehensive tenant referencing including credit checks.
• No tie in period, all we require is two weeks’ notice in writing to withdraw your property.
• Full photographic inventory, by our in-house professional inventory clerk.
• Producing an up-to-date tenancy agreement and collecting the first month’s rental and security deposit.
• Forwarding the deposit monies to a government holding company or your nominated scheme.
• Providing the legal documents and balance monies to the landlord once the tenant has signed the tenancy agreement.

After receiving our Positive Start all aspects of tenancy management are then down to the landlord.

Active Rent Collection

For Landlords who want the security of being kept up to date with all new legal obligations and the confidence of an experienced accounts manager to monitor and chase rents.

Additional features on top of our “Positive Start” offering:

• Collecting the monthly rent with daily reconciliation and same day payment processing into the designated landlord’s account.
• Choice of Direct debit or Bank Transfer
  Rent due invoices issued to the tenants on rent due date
• Providing detailed statement of accounts for each bank credit.
• Arrears chasing if applicable
• Arrears Management and follow up support during eviction process
• Annual Rent Review.

Active Rent Collection is a cost-effective way to keep on top of the rent and retain a professional distance with the tenants.

Classic Tenancy Management

For Landlords who want all aspects of the tenancy looked after, including implementation of any new legislation, regular inspections to ensure tenants are acting in accordance with agreement and fast response to maintenance issues.

Additional features on top of our “Active Rent” Package:

• Trained inventory clerk carrying out interim inspections and producing a report for the landlord.
• Arranging reactive maintenance and repairs as necessary.
• Arranging payments to contractors on the landlord’s behalf, without commission uplift
• Detailed move out report including potential charges for damages and cleaning.
• Dealing with any claim for damages and cleaning at the end of the tenancy.
• Negotiating settlement claim with tenant and the Deposit Protection company holding deposit monies.
